Zoning/Code Specialist

Job description

SMS Studio is seeking a Zoning and Code Specialist to guide our team through compliance with NYC zoning laws and building codes. This role requires in-depth knowledge of regulations, attention to detail, and the ability to multitask in a fast-paced environment. This is a full-time, in-person position with a pay rate of $50k–$80/year based on experience.

Responsibility

• Analyze NYC zoning regulations and building codes to ensure project compliance.
• Conduct zoning analyses and feasibility studies for new and existing projects.
• Prepare and submit zoning resolution determinations and related documents to the NYC Department of Buildings.
• Review architectural drawings to identify potential zoning and code conflicts and recommend solutions.
• Collaborate with design teams to integrate zoning and building code requirements into project plans.
• Assist in filing applications for zoning variances and special permits.
• Maintain up-to-date knowledge of NYC zoning changes, amendments, and building code updates.
• Liaise with city agencies and consultants to resolve zoning and code-related inquiries.
• Support project teams during inspections and approvals related to zoning and building codes.
• Provide training to internal staff on zoning and code requirements to enhance team knowledge.

Qualifications

• Bachelor’s degree in Architecture, Urban Planning, or a related field (Master’s preferred).
• 5+ years of professional experience specializing in NYC zoning and building codes.
• In-depth knowledge of NYC Zoning Resolution, Building Code, and related regulations.
• Proven experience with zoning analyses, feasibility studies, and variance applications.
• Proficiency in reading and interpreting architectural and engineering drawings.
• Strong analytical skills and attention to detail, with the ability to identify and resolve zoning and code conflicts.
• Familiarity with NYC Department of Buildings (DOB) processes, including filing and approvals.
• Excellent communication skills for liaising with clients, city agencies, and project teams.
• Proficiency in design and drafting software such as AutoCAD or Revit is a plus.
• Ability to manage multiple projects and meet deadlines in a fast-paced environment.
